Site, access and ground conditions.
Four types of work, with the notices served and the certificates obtained.
We build to the approved drawings and we do not start before planning permission is granted, because a site stopped by the council costs far more than the fortnight it saved. Where the Construction (Design and Management) Regulations apply we take on the principal contractor duties properly, including the construction phase plan and notification where the project is notifiable.
Site, access and ground conditions.
Party wall and Building Regs.
Sequenced, with progress reported.
Completion certificate obtained.
Whether notice is required at all.
Notice to the adjoining owner.
Consent, or a surveyor appointed.
Only once the procedure is complete.
This is the work where the Party Wall Act matters most, and where it is most often ignored. Cutting into a shared wall, raising it, or excavating near next door's foundations all require notice to be served first. Done properly it is a form and a waiting period. Done late, it is a neighbour with the right to stop your build.
In anything built before 2000 we get an asbestos survey before intrusive work starts, because artex, insulation board and old floor tiles all commonly contain it and disturbing them contaminates a home. Notifiable electrical work goes through a Part P registered person and all gas work to a Gas Safe engineer; we coordinate rather than improvise.
Asbestos checked pre-2000.
Items and exclusions written.
Specialists where reserved.
Electrical and Building Regs.
Surveyed, with the constraints.
What is needed, and from whom.
Sequence and dependencies written.
Snagged, with certificates.
Commercial work usually fails on sequence rather than on workmanship: trades arriving in the wrong order, or a landlord's consent that nobody chased. We write the programme down including the dependencies, and we tell you which approvals sit outside our control — licence to alter, landlord consent, Building Regulations sign-off — rather than discovering them mid-job.
